@Alex Correa Just so I'm clear, Seller sells property to me and acts as the lender of $100K in second position to the refinance? I refinance the property, do a cash out of $200K, pay original owner $100K, have $100K for the rehab, and only one lien of $200K with one lender correct? In my initial question, property is free and clear.
@David Weintraub thank you, I was unaware of that requirement! So I will need $100K to show the funds for rehab while the HML lends on the purchase? or just $25% to start?

@Christopher Phillips The 4 points at closing is 4% of $100K, $4K to borrow the money and 6 months interest only at 12% with the balloon payment at end of month 6 which repays entire loan; therefore no payments during 6 months? I inferred inspection contingencies on draws and appraisal when project completed.

@Geoff Andrist I was unaware and that's a great choice especially if the terms of the property are decent and you can force appreciation through better management/improvements, etc. What is Defeasance work arounds? That is what I am learning, the flexibility with commercial funding especially since I can obtain 5+ units in one acquisition. My initial plan was to obtain 1-4 units as I inferred the financing was "easier" and am learning that may not be the best route. Thank you for your input, I highly appreciate it!

@Christopher Stanis I need to research more on land contracts in CA and knowing CA, i can almost guarantee there is going to be a lot of red tape and or not available. I'll follow up and thank you for the idea! I am in the process of networking with my local REIA for Private Money and Hard Money loans. This being all new for me, I'm curious how one is structured, would you be able to provide an example of a Hard Money loan. e.g. $100K @ 10%. What would a payment structure look like, monthly payments or one large sum at the end of 6 months? Interest only payments and or Principal and Interest payments. Is there any example on BP? @Christopher Phillips What does a term sheet look like? On our CA RPA terms are listed on the first page and am curious if it would be something similar.

@Geoff Andrist can you please elaborate on "debt assumption" that is a new term, are you referring to take over the existing terms of the current owner? How does that benefit the owner for profit? vs. a sale to pull the equity out. For commercial, what are options are available for funding?
