I am seeing 3 companies offering SDIRA services. I see CAMA Plan, Equity and Quest. What are the defining factors that I should be considering when transferring 401k rollover funds to 1 of the companies.
The questions I have are;
Cost of setup
Annual Fees
Fees per transaction 
Any other fees which I should be considering?

Has the 1% rule changed with recent market turns.
I am looking at a 4 plex with rents of 1275 x 3 & 1500 x 1.
Total expenses (PITI) will be approx, $6000. Checking local market rent for this property does look viable at all 4 units for $1500. Giving that $6000
It is in an area of AIRBNB and could be used for AIRBNB also giving a larger income but the asking price is $900K
Obviously, even with $1500 rent for all 4 units, this is less than 1% of asking price.

What do you all think?

I apologize, I stated rental property and home. So to clarify, this is a rental property not my main home. 
What I am trying to offset the most, is tax savings and lower income (hence tax bracket). I will already have my retirement and the money I receive from the rental property will be fully taxable and raise my tax bracket. Whether I invest further or just allow the money to sit in a lower interest is a secondary question. My main desire to understand, is if the benefit to take out the loan is worth it against paying the taxes on the rental income has taxes.

If we go the loan route, the secondary investment is still undecided but that would just be a bonus.
Anyone have a good thought on the tax savings side?

Discussing an event, where my rental property would be paid off and I would be receiving rent payments.
If I was to refinance my home and make the rent payments to the mortgage, would i be better off financially?

I could use the refinanced money and interest earned to replace the rent income each month but the deduction of the rent payment against the loan, would lower my taxes as I would have no income (income would come from the loan).  Of course, the amount of interest would need to be less than the taxes I would get from rent alone if the building stayed debt free,

Am I thinking about this incorrectly?

@Adrian Gonsalez I didn't use the service.

I went with Venmo and my tenants pay through that service.

I am leasing for the first time, after my tenant moves out. What is a typical fee for pets? Single dog, multiple dogs, single cat, multiple cats etc

I am purchasing my first duplex in July as long as the appraisal comes back OK. I read a couple of years ago that, before signing the transfer of ownership to have the tenants sign a form, which nullifies the previous landlords lease agreement. I cannot remember the name of that form and what its benefits are to the Landlord. Does anyone know what I am referring to?

I am looking at a 4 plex which needs 20% down. The owner will take 10% less than asking price. I have 10% down. Is it possible to finance the property using the 10% discount of the property price. Hence using down payment and the discount as equity?

Number of questions.
1. Can I setup a REI Company and then include a solo 401k within that investment.? Understanding normal rules but can the REI company qualify for my own REI

2. If a different business is setup, if the business fails, what happens to the solo 401k?

3. After setting up the business, how long before the solo 401k can be setup?
