Im interested in purchasing a property cash with either my money or a hard money loan but I want to refi or get a line of credit as soon as possible. In Paterson NJ.
You don't have to wait, but sometimes there are benefits to waiting that aren't easy to identify (example - appraisers are conservative, so just because a lender doesn't have seasoning requirements, doesn't mean you will get the refinance you want if an appraiser doesn't see the short term increase in value that you believe you have achieved... Outside of conventional lending, it all depends on each lender's requirements. Some have none, some have minimum investment requirements for your cash left in the deal (skin in the game)... And oddly enough this is information you have to dig for with most lenders as refinance seasoning requirements isn't often explained on everyone's websites. I'm happy to help if you want to share some of the numbers on your transactions and what you are trying to accomplish specifically. Feel free to DM me if you want or in the thread is great too in case it can help anyone else with similar questions.

@Cynthia Ng Whether you refinance as a blanket or one at a time, and how you accomplish this really all depends on your financials and your plans for the funds. I would be glad to help answer any questions for your scenario as I have helped hundreds of clients with refinances to know what their best options are in their individual scenarios. Feel free of course to DM me as well if your questions are more specific to your personal financial scenario.

@Bradley Adams I'd be glad to see if I can help you work through the details no matter who you end up working with. Connect with me on BP as well and we can direct message for any questions you have on what you're trying to accomplish (I think it's a good strategy today with still cheap interest rates on HELOCs so you have cheap cash available for other ventures).

@Adam Adams Ohio is a favorite state of mine for rental property financing. Those are particularly active markets you are investing into and I'm happy to provide any vendor referrals there for property management, insurance, etc... as I've been financing there for a couple years now... I'd really like to connect with everyone on this thread!!! @Noam Adler
