The short-term rental market is getting tougher in San Antonio as they restrict new permits for non-owner-occupied short-term rentals.  Midterm furnished rentals are a money maker if you can keep it occupied and i believe it would not require a permit.

Have you considered moving into it?  Refinance it as a primary home for yourself and make your current home a rental.  Ride the wave of appreciation while living in the beautiful home you just created.  My wife and I have had to do this in order to keep a home but definitely don't regret it.  You may be able to pull some equity out when you refinance and go buy another cash flowing asset or project.

I like the wood ceilings.  That home has character!  Where in San Antonio did you find that one?  

The kitchen needs to be gutted.  Remove and replace cabinets.  The wall in front of sink should be opened up more or removed if possible, to create an open bar top looking into the living room.  It will make the kitchen feel huge and you will only loose a few cabinets.  If you included cabinets on both side of that since under the bar top, you would make up your lost cabinets.  

We are excited to announce that our real estate Meetup group will be meeting again this month! This time we will be gathering at Noli's Vite in Cibolo, TX, conveniently located between New Braunfels and San Antonio. The restaurant has generously provided us with a large patio area to hold our meeting, and we can't wait to connect with fellow investors in the area.

Our group is made up of local investors who are passionate about real estate and are always looking for ways to expand our knowledge and network. We welcome anyone who shares our interest in real estate, regardless of experience level.

This month, we will be discussing one of the most important aspects of real estate investing - financing. Specifically, we will be focusing on DSCR loans - Debt Service Credit ratio loans. I use Kwikset lock with keypad and zwave tech.  I can use an app on my phone, hook the lock up to the Wi-Fi and monitor its use remotely.  The app allows me to update and change door codes as well.  I have separate codes for maid service, handy man and guests.  This will allow me to know if my maid service has been at the house yet without having to bother the maid service for an update.   

One big benefit of Kwikset is the smart key system that allows you to rekey your own locks to a different key pattern with having to use a lock smith!

I am curious to see where are you finding your real estate deals in our area? Are you buying from a wholesaler, the MLS or have you been creating your own leads for properties?

In the past I have purchased all five of my properties that I hold as rentals through the MLS and used the BRRR method. I have also not purchased since 2020 unless you count moving your primary and turning that into a rental property.

This is a great question.  I don't have an answer but following to see if anyone has suggestions.

I have a short term rental in the suburbs of San Antonio.  Cibolo, TX is close to Randolph AFB and 30 min drive to downtown San Antonio or New Braunfels.  We have been booked for a1.5 years straight with 90 percent occupancy rate until December 2022. Going into January, I had zero reservations.  Scary times but thankfully the home cash flowed well for a long time so while we were nervous, we didn't give up.  I made some changes and lowered my prices.  Then the next day I caught a 30-day reservation.   I have heard from other owners in more saturated areas of San Antonio have been having the same issue with minimal reservations.

I hope to continue to make adjustments to keep my occupancy rate up.  I am not in a vacation area but have found a niche in the suburbs with people transitioning to south Texas and waiting to close on a home.
