Without looking at a zoning map, just from what Ive seen, would be the “old” part or what would be considered the heart of League City. The stretch of Main St (518) between Hwy 3 and 270.

One issue is zoning. There aren’t a lot of areas in League City that are zoned for multi-family.

Grab a copy of “The Book on Rental Property Investing” by Brandon Turner (Bigger Pockets). Best book I’ve read on the subject. You will learn a lot.

In my experience the appraisal is around $400 per unit. So a triplex would be $1,200. When I checked on appraisal for a 10 unit property it was $4,000.

I agree with your thoughts on not fixing what’s broke, but I think there’s some real opportunity for some forced appreciation in addition to increased rent if I can boost the curb appeal.
$15,000 is probably a bit overboard, but I can do most labor myself, so $15,000 worth of work may in reality cost me half or a third of that in materials cost.
I’d still like to hear some opinions on what could help. I would never paint brick in my area due to all the moisture and humidity, but I think I could even stain the brick a nice grey color for fairly cheap and repaint trim white for some nice contrast. Just a thought... Maybe the current brick color woild not be all that bad after doing something with the trim, shutters, paint doors, etc.
Open to suggestions.
