Hi there. I have 8 STRs in 2 states and have often considered building my own direct booking site. I haven't used, but have seen this option: https://go.safely.com/
Personally, I haven't seen the benefit in a direct booking site unless you plan to spend ad dollars on driving traffic to it. The juice just isn't worth the squeeze, IMO.

You should absolutely plan to do cost seg studies on your properties. One of the biggest advantages to investing in real estate is the tax benefits. Those aren't quite what they used to be, with the changing laws, but still worth it.

I use Smartbnb and Pricelabs. We also schedule cleaning through Resort Cleaning. I just subscribed to Your Porter for the direct booking tool. Not much experience with it yet.

I believe the home has to be in a market at least an hour from where you live. It can't be on a rental program or have a lease contract on it. There have been some recent changes to this loan product, so I strongly suggest getting with a lender before you commit to this route.

As a listing agent, I often see "Cash" as a code for low offer. Cash buyers often have a mindset that cash makes their position much stronger and therefore entitling them to a discount. At the end of the day, it's all cash to a seller. And in a hot market, sellers can wait the extra 2-4 weeks a higher offer and more cash at close.

Gulf Shores/Orange Beach investors; I have a question for you. How do you think the expansion of Jack Edwards airport will help tourism (and our short term rentals)?
For those that don't know, AirDNA says Gulf Shores is the 8th best large market to own a rental property, with annual revenue potential over $99,000. Gulf Shores Alabama gets 6+ million visitors a year and an incredible 92% of those tourists drive there...because the nearest airport is an hour away.
The small airport in Gulf Shores is building a new control tower, which will completed in July and open in September. They're working on getting a low-cost carrier to fly directly into Gulf Shores. This will be the first time commercial flights have been available into Gulf Shores. My understanding is there will be direct flights from cities like Dallas, Nashville, Atlanta.
What have y'all heard? What kind of impact do you think it'll make on tourism? Anyone else excited about this?
