We have large, inexpensive Roku TVs in our beach houses and a YouTube TV subscription that we share among them. It's a lot less than providing cable for each house and we're really happy with it.

Good question. It can be competitive for the smokin' hot deals but there still seems to be inventory available for my investor clients. That class of inventory isn't getting bid up like the higher quality, owner occupant homes.

I think appreciation will be hard to find with turnkey, at least from my perspective. As a broker in Little Rock, I see the prices the turnkey companies sell those homes for to out-of-town investors. They're almost always above market value. No local owner occ or investor would pay those prices for those homes in those neighborhoods. 

If you're happy with the cash flow and plan to hold for the long term, then it might make sense here. But unfortunately you won't see much appreciation with turnkey in Little Rock.

@Marco Morkous Little Rock is a solid rental market. Very stable prices, some appreciation, and fair rents. If you were interested in Memphis, you should definitely look here at LR.

Hi @Account Closed. There are some solid opportunities for long term rental in the LR metro. Turn key could be a good option for convenience, but I caution you to look closely at the value of the homes being sold. As a local broker and investor, I'm often shocked by the price the turn key companies sell their homes to out-of-town investors. Those properties are often sold way above neighborhood value. Reselling them will be a challenge.

@Paul Shannon I've purchase two this year, both in Gulf Shores. I just couldn't find deals in Destin either. I'm still watching Destin, but we've been very happy with our GS property. 100% occupancy throughout peak season and the fall is filling in nicely. PM me and I can share some details.

@Robert Piller Sorry for this delayed response. I love the location of Beacon Manor. Right in the middle of everything. You should get solid seasonal rentals if you have an attractive listing. Maybe even some off-season rentals with the race track. Will you use it personally or it is strictly an investment?

A lot of people come to Little Rock for cash flow as well. But I agree with @Alyssa Dyer, BRRRR isn't as easy as it sounds.

That being said, there are good deals here. We bought a house in June 2019 for $16,500. It rents for $800 a month. We just sold it to another investor for $48,000. Would have been a great BRRR for someone.

SO- I recently pivoted from a LTR to STR focus. About to buy my second vacation rental this year. My plan is to acquire at least 5 of these and put them on 15 year notes. It limits cash flow now, but I'll be crushing it eventually. It's my RE retirement plan.

Let's hear your opinion.
