Hi all! I am a college student looking to meet real estate investors in the Madison area. I do not have any properties of my own, but am looking to create connections and gain knowledge. Does anyone know of any meetups in the area that are going on?

I'm not super familiar with the step up basis. Can you or another BP member explain the basics of this to me?

 I do not see how getting rid of the 1031 exchange would be beneficial. In my opinion, this would take take away more tax revenue than it would create, in the long run. I do not get why the 1031 exchange is being targeted for removal, I believe this attempted removal will not pass through the senate.

Talking to friends and family may help. The more people who know, the better the chance there is that they know someone who is willing to sell(or buy).

From all the books I have read and people I have talked to, I have never heard someone try to time the market as a strategy to buy or sell real estate. For 99% of the population, timing the market is a bad idea.

I have talked to 4 different lenders regarding loan options for non-owner occupied properties. None of the lenders that I have talked to can offer me a down payment less than 20-25%. I am trying to cash flow the property as much as possible, but don't want 50-80k for a down payment. Is my only option to put 20-25% down? Are there any loans that investors commit to that do not require 20-25% down? Any suggestions?
