about 25 in the past few days.  Multiple offers coming in today...just in time since in Charlotte, NC we cant do showing for another 2-3 weeks starting tomorrow.

We are GCs, flip houses, and Realtors. (husband and wife team like Chip and Joanna, but much older!) It has taken us years to learn what we know. I started learning in the early 80s by doing stuff on my own houses. Then we spent many years running an inspection company as well as a GC firm -- all before flipping houses. And this many years later, we still run across new stuff. Get to know other contractors. Go to REI meetings and meet with other rehabbers. Go see their properties they are working on. Get names of subcontractors. Go see their stuff. Read about rehabbing pricing. Listen to the webinars. We love flipping (getting multiple offers today as a matter of fact on one of our properties we just listed)...but boy, it can go very wrong quickly if you don't know what you are doing. I still have my subs working...an addition for a client and a flip property we own.  No issues so far.  Inspectors showing up

It works for us.  Just in the past couple months we have "saved" about 17k listing our own properties.  Plus if I choose to I can work for others listing for them or helping them buy a house.

Yes, having a GC license and over 25 years experience in complicated renovations makes flips easy in comparison.  The hardest part is finding the right deal

My husband has his license and I just passed all my tests, so I will be as well. We flip houses, so we are able to have access to MLS, do searches, comps, etc. With the first sales we paid for more than a few years worth of fees/classes, etc. by receiving the commission on the listing side. All of our properties will be listed on MLS unless we get a direct offer while it is being rehabbed and still off market, so doing the math on what we would have to pay out to another listing agent made it all make perfect sense. If I sell $2,000,000 in properties I flip this year that can end by being around $50,000 - $70,000 back in our pocket just on the listing side.

We started late last year, but it was while still doing several very high renovations for others and then we decided to move into a lake house we were renovating...so doing that and selling our primary and moving took out a number of months from focusing on flips.  But now that we have settled in, we are very excited about our momentum.  In fact, also just passed my state and national real estate exams and will be fully fledged Realtor in a couple of weeks!

I have a very nice LVP in our primary home...We have a 130 pound german shepherd and a smaller 45 pound dog....not a scratch to be found.  I have also used it in some flips and always received great compliments.  I have always used floating, rigid back, with a high wear layer..12mm at the low end, 20 preferably.

My husband and I plan on buying and flipping 10-12 houses this year.  So far this year sold one, have one going on the market in 2 weeks, and just bought another one last week.  We also plan on a lot of vacations...that's my favorite goal.
