TBH from what I can tell, it makes it much less worthwhile because we've got such high interest rates (I live in Manila). When there are lower interest rates like 2-5%, you can still earn a profit from a rental yield of 8-10% - but that all gets wiped out when interest rates are above 5-6%. 

From what I can tell, what makes up for this is the appreciation, which has been quite high in the Philippines lately, so you make up for it when you sell. But then there's the crazy taxes here that make it less desirable again...I'm still trying to figure out what's feasible for the Philippines.

After Repair Value $120,000,000.00 - this is based on the current land value + the construction costs + slight appreciation over the next 12 months.

I'm quite confused about the best way to analyze this, as it's based on a piece of land that we've already owned for around 10 years. Purchase price back then was about PHP20million. We're now about to build warehouses on the lot. The construction company has offered us 2 years "interest-free" to pay for constructing the 4 x warehouses, which includes parking, admin office, gates, walls etc. 

The quote for construction is PHP90,000,000 (Philippine Pesos). I can't change the currency, so it's in $ but meant to be Pesos. Anyhow, I'm quite confused as to how I can analyze this deal accurately because we've already purchased this lot a long time ago, and don't need to outlay any cash further. The construction costs are technically interest-free (factored into the quote), to be paid off monthly over 2 years. 

Any tips would be much appreciated.

I'm in the process of analyzing prospective deals in the Philippines, wherein we'll purchase a lot, build a warehouse, and lease it out. I'm interested in applying the BRRRR strategy to this. However, I'm a little confused as to which is the best way of analyzing deals for this. Where do I put the construction costs, for building the warehouse? Which of the BP calculators would be most effective for analyzing warehouse deals like this? I've tried searching BP, haven't seen much about warehouses, especially when starting from scratch i.e. a bare lot to build on. Any help would be much appreciated.

@Justin Frank, @Michael Wagner, thank you very much for the strong recommendations. I've now purchased @Scott Meyers home study course and am making my way through it. I did a fair amount of research, and saw gleeming reviews - so it was a no brainer!

Hi there! I live in the Philippines, and am a Director of a group of companies (see my profile for more info) - and I'm curious to know if there's demand for specialized outsourcing catered specifically to your needs. 

It could be for deal analysis, research tasks, customer service, debt collection, virtual assistance - anything related to REI, really.

We could get something up and running quite swiftly, we just need to ascertain what's in demand, and if it's feasible - jump right in!

I've been gathering self storage resources to learn from, and have come across several e-courses, some that cost up to $2,000. 

Before investing in education, I'm asking for recommended sites or ecourses to check out. I'm looking for everything from finding the property, business planning, financial analysis, to constructing, operations, legal forms, exit strategy, additional revenue sources etc...in other words I want it all! 

I'm not a newbie to business in general, but fairly new to self storage. 

I would appreciate any recommendations here or via PM =)
