assuming I have contractual language that supports me, I would view this as an injury to my negotiated position, and pursue it as such. I could release and walk away, but I if I've put effort into a deal, I expect performance, and penalize non performers. Is it worth it often comes down to how concise your language is. IF you have supportive language, don't let non performers steal away your investment efforts.

 such judgements may have cash redeeming value. Not sure the seller would want to give that away. On the other hand, if you contracted vacant possession, you may have negotiating power. Seek advise from your attorney.

 Hard to believe two Realtors couldn’t figure that out. Every offer in probate must be conditional to the seller receiving the grant. That is to protect the seller. If you have an agreement that does not have this, before you do anything, sit down with your attorney, as you may hold a winning ticket to the lottery.

I recently passed on a sale where the seller refused to remediate a tank. He finally sold for 100k under to someone who would assume it. A simple dig and haul runs around 5k, but we’ve had cleanups here that have run 150k +.

If the seller couldn’t close in the agreed timeline, depending on your language, you have a bunch of options, which you should cover with your attorney. The Executor can file a request to the court, to get authorization to sell the property, but that may not speed things up. How did you not know this was probate, and apply specific language.

If you were a builder with a dedicated crew, discount suppliers, and local lots in the pipeline, then yes. Chasing deals around the countryside, constantly looking for trades and suppliers, no.

The designation of Realtor, is protected by organized real estate, and you must be a member of the local board to practice as such. You likely can sell New homes without the designation, as a company rep, but not represent anyone within an agency relationship. This is all part of the training.

I used the term ‘financing' as a keyword search in the MLS and came up with a bunch of listings in Calgary. What are you hoping to find as far as information goes?

no problem showing, but could they bring in a competing offer without disclosing, or better yet, handing one of you off to another Realtor. In my area not disclosing would be a no no.
