I’m on the other side of the country, but about half our construction is on crawl space or pad, no basements. As long as it’s not an oddity that reduces its saleability, no problem.

Make it conditional to financing, because that’s what it’s about, right. Sellers smell foul on an attempt to extend on inspection, but often understand the financing challenges.

Personally I think a seller has a right to choose traits of a buyer. They could be leaving behind long term friends and may not want to sell to a criminal for instance. A Realtor may consider their clients activities, and support them , or not. Training of the practitioners in these areas is where you make the correction. That and enforcement.

I would suggest there is a gap in your refinance expectations. You might capture a buyer with cosmetics, but not appraisers.

Location, price, privacy, security.

Ha, it was all the craze the last few years where people are checking their credit rating daily through an app.  They should have bought stocks.

I had met an owner of an estate liquidation company, who we had many years of business together. I asked her if I could mail into her database. Reluctant at first, I showed her how she could gain acceptance through service referrals. I use that same template and approach when I meet others with associated  client lists.

The only pitfall I see is that you are likely way under price. At minimum, they'll need enough to pay the mortgagee and charges. Beyond that they will need something as operating capitol. Lease back is a useful option to negotiate and I have used it on a couple of occasions to move a deal along. Is the property MLS listed? I would pull title to see if anything else is going to hamper your attempts. What price have you come up with that is market value?

I joke with my local Realtors that they are looking pretty thin these days. Simply isn’t enough listings to feed everyone. But guess what, those agents that are made for this business are killing it. If I was getting back in the game, Id be looking to get on their team and build from their.
