I will often use a local real estate boards contract, adjusting language as required. I find that local buyer/seller/attorneys prefer because it’s  a known. Secondly, I will use my attorneys provided contract, especially if unique language is required.

sounds like the sellers agent does not want to represent you. Something to do with a low ball offer maybe? Should be an easy fix, unless your price isn't realistic.

1-3% with local attorneys' fees in my area. That depends on the work, or should I say opportunity, that the attorney is met with. I have seen some pretty polluted titles that require extra work, but that's on the seller. 

or are you talking about the cost to clear title, which can sink a property.

you might also consider what makes up an exit strategy. Longer term mortgages with locked in rates have value when selling, if buyers are seeking to assume an existing mortgage. Back in the early 80's when mortgage rates in my area were reaching 16%, just about the only thing that was selling were assumptions. Vendor financing was even tough because short term deposits were returning 18%. and preferred over lending.

the lender will have filed a petition in court to initiate the process. That filing will spell out what they seek, including the outstanding, and daily charges going forward.  You can access those docs via the court.

its a basic concept in real property, all agreements must be in writing.  I carry a blank cheque and a purchase agreement were ever I go.

I second on holding. Stock market is prime for profit takers to break the bank in short order, while housing has latency that will give one time to evaluate and reorganize.

1. Buying a property directly from an owner not listed on MLS  - its unlikely that a broker will allow you to drive a deal through their brokerage without some charge. Its a straight up question for your broker.

2.Buying a property in a state where you are not a licensed agent 
   -  it will process through the buyers agent's brokerage, not yours.
