In terms of analyzing markets:

• Does the area have good access to public transportation?

• What are the average rents for the area (there are several online tools that can help you out with this)

• What are the schools like in the area

• Is the area primarily SFH, Multi-family or commercial?

• Is there a lot of new construction? new businesses? Is there a lot of rehabs being done? - this may indicate investment into the area

In terms of what properties you should be looking for - That is entirely up to you and what you feel like you can manage. Right now the multi-family market is hot so there are more buyers than sellers, you may have some better opportunities with SFH's.

There are some great books out there that will help you such as @Brandon Turner 's 'The Book on Rental Property Investing'. Try to provide yourself with as many good resources as possible and it will help you get started.

Hey @Mike Green

Engagement is key, posting a lot of valuable resources and helpful content will drive people to your page. This may take a while, but you won't have to look very far to find a deal or struggle selling your projects once you have a quality following.

In terms of finding people who are looking to get rid of their house, if you have their name you could always DM them on Facebook, its normally what I do.

Sorry to hear that, I had the same issue a couple months back. I chose to be up front with my tenant in explaining the situation and offered to take $50 off that months rent. He was perfectly happy and I had no issues moving forward. I would definitely give that a try.

Hey Christy,

Sorry to hear about the unfortunate run in you've had. The points @Joe P. made above about Tenant screening will definitely save you a lot of time, money and stress down the road. When screening make sure to get a full criminal, background and credit check, and be sure to check out any social media they have so you can get an idea of who the person you will be renting to, really is.

In the meantime try to be as friendly as possible to the tenant and attempt to reach a reasonable solution, such as cash for keys. If she isn't willing to budge, provide proper written notice and file for the eviction ASAP.

Inherited tenants can go both ways, but I recommend starting fresh and going through the process of finding new tenants so that you become accustomed with the process. While it's a pain, it may save you in the future should you experience tenant turnover(s)!
