I have had several questions about down payment. I would need $50k ish down as I am selling this property to generate the funds I need to purchase a small apartment complex. @Stan K.Good management companies in this area are not easy to come by. There are several companies out of Mojave, California City and Boron that would handle the property but I can't really recommend any of them. Working with the housing office on base is one of the better bets but is more involved than I willing to be.

I did not do the numbers on the property but if your budget can't handle not having a renter until the end of winter I would wait. I Have a property right now I am finishing up rehab on and its a big push to have it rent ready by the end of September for a 1 Oct move in date. In my experience around here it is very hard to get new renters in Nov Dec and Jan I think mostly because of the holiday but where your at the harsh winters are another reason for people to not want to move. It also never hurts to have a little extra savings for any unplanned expenses.

Hi All
I have been researching laundry contract companies on BP and have only heard the horror stories. The 5 year leases with automatic renewals and companies that you have to fight through litigation to get their washer and dryer out of your place. I am only trying to add laundry to a multiplex I own for convenience of the tenant and to make the property more attractive to potential renters. Don't need or want to make money on it. Just want to cover the increased utility cost and not have to deal with maintenance or money collection on the machines. I have been talking with Coinmache and in their contract they don't provide for a cancelation police or fee. I understand that it cost money to put the machines in and take them out but if I as a landlord need the machines gone for any reason I want to be able to get rid of them with out paying a lawyer to sue. Has anybody found a good coin op company to work with?

Hi all
I have been looking at different markets and have fell in love with what I have learned about areas near Charlotte NC. Employment, population Growth and the pro-business atmosphere look great on paper. I also like that the cost of homes is much less expensive than here in California. I would love to hear a locals take on the real estate climate around the eastern side of Charlotte.

Just bought my 7th property and I'm feeling like a rock star, not because its my 7th or that I got a good deal and it will cash flow in an area where most investors think cash flow is impossible or near impossible but because I closed on the property and completed most of the Rehab while I was bicycle touring across Europe for 6 weeks camping almost every night. I completed rehab on one unit and had a new tenant in weeks before I returned or even had my first mortgage payment due. I think Tim Ferris would be proud. Mind you I did due my due diligence and inspections before leaving I am still stoked and its looking like I may be albe to get more rent than I original expected.
