Give US Bank a try, they will at least let you do 80% of the purchase amount. However, they won't cover the rehab cost, that is based on what the loan officer told me when I spoke to them. If you really can't find a bank, try a mortgage broker. Most people dislike that idea because they want to save the extra fee you have to pay to the broker, but somethings it's the difference between paying a bit more to get a loan and just not get a loan or one with worse terms.

@Maugno M. did you try reaching out to TBank? They did a portfolio loan 80% LTV at 6.5% with a 5 yrs balloon amor over 30 yrs for my partner and I. Did this on a BRRRR property back in Feb.

I've seen a few properties potentially fitting this criteria in the North Richland Hills area, maybe Euless and Bedford as well. Wondering if anyone else has had luck.
Lots of people have different criteria for the 1% rule, but if you mean the quick and straight one month rent 1% of just the purchase price then yes. It'll be in South Dallas, not in the potential up and coming areas touching DT Dallas, but deep southeast Dallas.

Yeah, San Antonio probably has been potential out of all of the large markets in TX (some might try to argue Houston, but with forced flood insurance by the lenders and overall raised premiums on all insurance from the recent hurricane it just digs into the cashflow too hard). I invest in Dallas/Ft Worth TX area. I haven't found much deals there lately.
I hear you on those two areas. I haven't looked much into Memphis, but heard you really have to know the area to make sure you don't choose a bad area. I've been looking into Cleveland, but agree with you that the appreciation growth is definitely on the slower side.

@Heather H. Yeah, that is what I see in the numbers and what has drawn me to Vegas. I just wished I was interested in real estate the same time you bought, then again I am sure everyone wishes the same, lol.

@Heather H. thanks for getting back. I've been interested in Vegas, but it being so hot right now and their unique lending rules. I am just trying to trying to gather info and keep a pulse on the market before I try to jump into it in the future. Looking forward to your update and hope it works out.
