@Joe Splitrock @S Shah As the BIC and General Manager here at New Western Charlotte, I wanted to make myself present in this thread. Only one user in our system matches the last name of Shah, so using an assumption here, there is no record of any down payment or monies being sent our way from that investor. There are a ton of active wholesaling groups, join a Facebook page and you wont have any problem getting connected with someone. Charlotte Investor Network etc. 

I am the General Manager of New Western, so my opinion is biased, but I wish you the best of luck.

What do you mean by good? We have purchased a few multis within the last year and have had no problem keeping them occupied. With that said, existing multi family has been relatively tough to come by in the metro. Coming from other market places I have noticed a lack of inventory in available (not new or recently built) multi family deals. 

Single family has been great for us as well. If you have a good sourcing avenue, there is no reason single family investing would be less than successful in a low inventory market like this.

Hey Jeffrey, 

I close on a fair amount of properties in Charlotte every month. The return you are looking for is definitely achievable in this area, but a lot of competition exist within that niche. Compared to some of the other areas that I invest in, a relatively large portion of equity funds purchase that exact criteria here. 

Metro Charlotte appreciates as a whole, with few areas that would be considered disadvantageous in that sense. Just like any metro, you are going to get higher returns the further out you go from Charlotte, but will have less demand, and potential less appreciation. As mentioned above, Gaston Co, Monroe, Kannapolis, Concord, are all great areas to get a little more "bang" for the buck. 

Despite contrary belief, we close on a lot of deals sourced from the MLS.

I own properties in Texas, Tennessee, and NC(Charlotte). Each have their own nuances. Happy to lend help if you need anything. Charlotte has been competitive to buy in when compared to other markets I do business, so keep an eye out for good product and don't pass on the opportunity.
