Every deal should have multiple exit strategies. If you underwrite conservatively there’s no reason not to invest now since there’s always going to be a crash on the horizon.

That being said, people can’t really say timing doesn’t matter, especially for younger people starting out. As long as you are not over leveraged and you’re getting good deals you’ll still be safe.

Invest in yourself, the more knowledge and strategies you know how to deploy if a correction does come, the more rewards you will weep.

There are definitely tons of options and a lot of value available downtown if that’s what you mean by city. Also need to keep in mind that the historic district can be difficult in obtaining the proper permits and you’ll need an experienced contractor with experience in those areas.

I'm looking to form a relationship with a local syndicator to learn from currently and possibly invest with in the future. Willing to help the syndicator in any way necessary and pay to be walked through a transaction.

Ivan, looking in the 5-10 unit range with medium value-add potential in C+/B properties. Open to all of Chatham county. Looking for an ARV price per unit of ~$100K.

Hey Michael, I think you should get a cushion of the emergency fund first. I bought a house hack with basically zero cash leftover after closing, and even though it’s basically covered my living expenses it’s stressful. The AC unit is 16 years old and I’m in Florida, so it could go out anytime. These “what if’s” with little cash reserves make the experience much more stressful than it should be. Definitely get the emergency fund in place first.
