@Dylan Spain make offers so low that they embarrass you

A great home buy on an eye-wakening low offer always seems like the narrative when it comes to successful businessmen. I always am so curious on how these buyers buy properties so cheap and refinance for so much. I think it is exactly what you said; someone is going to accept the offer. It's like fishing.

Most of the general things have been covered already. I would say one of the biggest things I see problems with is guests coming in and clicking buttons right away.

I think it is necessary to have laminated signs that tell guests how to use things like pool + spa remotes, A/C, specific lights if they are high tech (mood lights, color changing lights), and other things that a guest can get confused on and mad that it isn't working properly. This will save you a phone call or even a drive out to the property.

Hey guys,

As a new STR host, I'm so worried about forgetting something vital to a person's stay! What's the most forgotten thing that new hosts tend to look past that makes a large difference in a persons stay?

thank you!

what I really hate during Airbnb stay:
- bad mattress
- no charger
- internet doesnt work
- no cable TV
- cockroach
- no pillow ?
- checkin instruction that is more complicated than visiting prison
- no microwave
- old kitchen
- smelllllll
- carpet
- no free parking ??
- 1970 fridge
- no flat TV ???

Why would you book a stay in the place if you see in the pictures it has an old kitchen, missing necessary appliances, accessories, etc? If the description doesn't say it is included, why expect it and be mad that it is not there? From what you explained it seems the rental was outdated.

Quote from @Nate Sanow:

Balance taking action and learning.  So many fields have required “continuing education” and I think it’s the same as an entrepreneur / investor…there is no arrival, the journey is the destination.

I have heard this quite a few times. From my standpoint, I have 24 hours in a day to learn, but when it comes to taking action I can't do much more than I am capable for. I am 19 and still in school, I do not have enough money to go out and buy a property yet but plan on shortly. I have a job with a property management company and try to work 40 hour weeks, with learning after.

What are some other routes I can take to take more action?

Quote from @Braeden Cobb:

HI Ani! I am a property manager myself and we are local small business out of Scottsdale Arizona. Would love to talk about this property. We maintain direct contacts the owners, implement technology and security in the homes if needed, have 24/7 customer support, and give homeowners the personal local feel while providing property inspections before every guest arrival making sure your home is being maintained. Give me a shout!

Hey Ani! I have gone through Mr. Cobb on some inquiries and he was nothing short of astonishing. Quick to respond, always able to work, and a friendly guy.

Hey BP community,

What is one key piece of advice you'd give to someone that has helped you tremendously?

*Anything about rentals, managing, buying, etc.
