Yes. I work at a firm that advises solely on real estate. Happy to chat.
Latter option is what I'd say. At the end of the day a lender isn't going to give you a loan because you have a bachelors degree. They'll look at your income and debt level.

No. Never heard of such royalty funds. Will explore thx. Can you recommend any good sources of info about those?
