@Patrick Thomas Dickinson Welcome! I would keep cash. So, if you need a place to live and can afford the payment I would only put %5 down and keep cash for more deals. Never hurts to have cash around so you can strike when a deal comes along. Good luck and keep us posted.

@Lane Kawaoka I do not think this will tank the market. This will create more of a rush to build. The trick will be finding enough contractors to fill the need. The rents will remain high after building but you can sell the new home and lot if you wish after a period of time I think. The issue many talk about are how the burbs and places with decent size yards will see a big change. If the size of the lot is decent you can easily do this as the lots in the new subdivisions are very small. Everything out here costs a ton and has regulations but this will be another rush to build in my opinion. People are debating how the new build and smaller lot will bring down the price of the existing house on the property so, may not be worth it in some situations.

@Jeff Salberg Welcome! You appear to be on the right track. I would research rental rates to make sure you are at the proper rent when you rent out the house. Brush up on California and Chico landlord laws and rules. If you are going to sell why not just sell at 2 years instead of waiting to sell house #1? Appreciation? At any rate Chico has a local REI meeting every month. @Tina Peters w EXP Realty and @Scott Wolf attend this meeting usually. Good luck and  keep us posted.

at any rate, property managers should have decent labor rates as they usually have a lot of work for a contractor. Replacing a subfloor can be costly as well as new counters and cabinets. All depends on the amount of work involved. If I am reading your cost and hours correct you are paying $119 per hour for the repairs. Way too expensive if one person but if a team then that can make sense. Counters may be home depot in stock counters as well as cabinets. This can be cheaper compared to a custom install but still work to make the sink hole, install faucet and all the plumbing. The cost doesn't appear bad its just the hourly I would get clarification on.

@Maria D'Aura Welcome! I have no written law to cite but I would err on the side of caution. Its only a handful more months to wait and raise the rent again. I think once a year raising rent is the intent of the laws. Just my two cents otherwise rent could be raised 12 times in a year (severe thought and not reality). Good luck and keep us posted.

@Sam Albury Welcome! Are you in a hurry to sell? Maybe wait it out if they are paying rent and good tenants. I would never count on California law about tenants moving out when a house is sold. I say that because in this day and age it really is city by city, county by county and of course the state. The rental market is very tough in many areas right now. If the tenants are trying to find housing  but having no luck I am not so sure I would push the issue. I would only sell if I did my homework (which sounds like you are doing) and could be %100 assured the tenants would have to move out after house sells. Have you had a talk with the tenants? How did they respond? Good luck and keep us posted.

@James Stayton Welcome! Did you get a second inspection from another roofing company? Worth the $100. Also 20 years isn't old here in California so I would def get a second opinion. With that being said the market is very hot so......put on the market as is and see what happens. Good luck and keep us posted.
