@Adele Tegger Welcome! I have and still use Avail and/or Zillow to list my rentals. I actually pre screen each person via text or email prior to ANY showings. This way my showings are limited. I have 4 plexes and such so I usually have a solid tenant that will show the home. Many lock box options. It does help to have someone such as handyman, cleaning person etc to be able to stop by property which you will have those individuals if managing yourself. I dont let tenants pay on Avail or others as I use local bank accounts, Venmo, Zelle etc. You do save a lot of money and if you pre screen your tenants you will be fine. No one and I mean no one will have the urgency to fill and take care of the rental like you would. Good luck and keep us posted.

@Gin Zhuang Welcome! I would have a couple of licensed electricians come out and get an estimate and inspection. Go from there. These things can wait depending on what electrician finds but will help down the road by having the electric upgraded. Good luck and keep us posted.

@William Miller Sounds like we are neighbors. At any rate we have a monthly meet up in Chico. Next one is Jan 17 Tuesday. There are still opportunities around here just tighter and depends on what type of deals you are looking for. Some places North of us have a few opportunities but do you have the labor or know how to do it yourself? I thought about manufactured homes on lots in Paradise/Magalia but need the home delivered soon and many suppliers are out 6 months or more it appears. I just need to follow through on the last sentence. Keep me posted and maybe see you at a meeting.

@James McGovern Welcome! I think it depend on a few things. I think younger investors with a long term horizon (time) and maybe not any rehab experience this is a gold mine to buy new. My Son has done just that while the rates were low and prices were low. He has the time to get the homes paid for in full prior to retirement. Nothing is guaranteed no matter the route one takes but you are not an idiot at this point. Ha! If it makes sense give it a whirl just dont catch a falling knife! Good luck and keep us posted.

@William Miller Welcome! What part of Northern California are you in? I started locally and this helped me understand the process and repairs etc when I went out of state to purchase properties. I would try local first for that reason in a perfect world. I did learn that you must know the ARV of the property and to NOT over repair any property. In other words if its an entry level neighborhood upgrade accordingly. Next would be to keep it simple and not overthink. Building a team out of state has been the biggest challenge for me but also in state for that matter. You must have some faith as some contractors are great and others not so much. Out of state has issues as does in state. In state is best to get your feet wet. I have done decent in Michigan but 5 years ago everyone looked like a genius. Many markets to check out. Not a shortage of markets. I still like the non freezing, low tax , landlord friendly areas in a perfect world. Good luck and keep us posted.

@Tamera McKenzie Welcome! Glad to see another member from Chico on here. We have a Real Estate Investor Meet Up on the 2nd Tuesday of each month just fyi. This area where your home is has been vacant fields forever. I personally like seeing things built out there. Nice views and bike paths going in etc. Good luck and keep us posted.

@David Lamb Welcome! I do not believe the 4 phases of a real estate cycle are applicable at this moment. We are in uncharted waters. This is a bizarre time and could possibly be this way for a long time. Rates are the driving factor on supply and demand and no one seems to know what type of event will have people sell with %3 mortgages. Therefore supply will be in a real odd space for a while excluding a few outlier areas or states. Very interesting times!!!!!

@Lara Gonzalez Welcome! Where are your properties located? I use a local credit union for out of state properties so tenants have the option of walking in and making a deposit. I also make sure they accept Zelle, Venmo etc. You shouldn't be paying any fees with the exception of special needs I would think. I use Chase also simply because no local banks would let me have an LLC account. I always try local credit unions first. Good luck and keep us posted.

@Steve Hodgdon Welcome! 12k for a 10x12? Typical California BS!. That is inexplicable. The hot tub can be a pain so understand a certain charge but $1800? Good Lord! I dont think this is acceptable whatsoever. Now with all this being said were you on some inaccessible hillside or any crazy things we need to know about making tear down and removal beyond challenging? I had a person quote me $1800 for a drywall patch. Another did great work for $365. I No, not looking for the cheapest but a 4 hour drywall patch job at most for $1800? Cmon man! Crazy the disparity.
