Hi, I'm looking to purchase a 5 unit, but the realtor is asking for a pre approval letter from a lender.   Is this based on credit score?

Hi, has anyone attended Jay Conner's private money seminar?  I'm thinking of attending one he has in a few weeks.

I've tried several times to get a loan for an investment property and each loan officer is telling me I can't use private money for the down payment.  How else am I supposed to come up with a down payment?  I don't understand why I can't use a private lender.

I am running my analysis for a 4 plex I am considering buying on the calculator.  Problem is on the calculator, you can only put in loan details for the first mortgage.  I am planning on using a private lender for my 20% down payment.  I plan on paying him 12% interest on his loan.  How can I calculate that on the calculator?
