@Scott Matthew C. I think you missed an important detail. He said if he refinances his money out, he will get all of his invested cash back and STILL make $150-$200 a month without adding any value. I'd take these no money down investments all day.

Well I work at Wells Fargo in securities (5 days,8-9 hours/day) and I own a nightlife biz that's busy weekend nights.

I currently self manage 15 units or over 50 tenants. I pull 12-15 hour days almost everyday but to answer your questions. Totally doable.

No, Single Family homes are going extinct because there is no money to be made in them ever again.

I've driven a '13 Honda Civic Coupe for 4 years now. When I got into real estate, I realized I needed a truck so I was going to buy a old beat up one. Well my step dad gave me his trailer and with a $60 hitch setup, I'm saving on Taxes, repairs, transportation, etc.

But I differ from a lot of people, I WILL get a Lamborghini before I am 28. cause fast. and sexy.
