The agent said the offer price will go up 8000K? is there gold buried in there :p

Just giving you a hard time. But like others have said, just negotiate down during inspections.

Also if your agent really did say it was a new listing when it clearly wasn't, you should buck up and tell them to screw off. They obviously just want to cashout on you.

If you have a -1300k property with a 3000k mortgage, I strongly suggest you get rid of that one. Not sure how you are surviving with a place eating $1.3 million a month.  ;)

if you can raise rents then you might actually be at an advantage by allowing him to use 1%.


I did the same with another property (with a similar old school landlord). he priced at 330k and was saying how he could get rents to 2700. I assured him any other investor would only blink at it if it fell within the 1% rule so I managed to buy it at 258k.

Congrats and great exit strategies! I would advise you to get through this one first before hooking a 2nd deal especially since this is all new to you. Take it from a guy who took 12 property acquisitions in 1.5 years, it really really takes a toll on your mental/physical health

The fact that they want to make payments on the pet fee means they do not have the financial smarts to own 8 dogs. I wonder what crap hole they are living in now since they are applying for a new place

I really like this idea if it can be implemented. I'm one of those guys who likes to take care of the financials, collecting rents, showing properties, etc. side

but Im not a huge fan of getting stupid calls for small fixes so this would be beneficial
