just kidding but in all seriousness. Why pay anything at all. He broke contract completely and like a previous poster. If you have evidence he royally screwed up, he should return that deposit too.

awesome place! Any reason you didn't add another bath/half bath/enclosed garage to the place? I feel like it would have increased your rent/price a lot.

I am a firm firm believe in building a track record and having your own skin in the game before seeking the help from others.

Think about it from the lender's point of view. Would you ever commit thousands or hundreds of thousands of your own money to someone who has never done a deal or had any experience in their life? Sure, they can throw numbers and stats at you all day, but in the end that never translates to real world results.

saving the necessary capital first to do your own deal in itself shows me you have discipline and patience... to sacrifice your comfort to do something bigger for your future.

So to most of the noobs out there looking for free handouts just cause you have a "good deal" on paper....Read, save, learn, and go out and do your first deal solo. You'll learn a lot more through the hardships rather than having your hand held

Thanks! yeah, I'm even just trying to find apprentices nowadays to do work for me. They are more along the $20-$25 line. Ever after every job with a contractor from a big company, I always ask if they will do side work for cheaper.
