@William R. Great stuff! I'm looking to do the same thing once I finish the property I'm currently working on. Here's hoping we get the snowball effect! My goal is to pick up at least one property a year while I'm still working full time and then hopefully I won't have to "work" full time, I can live my dream of fixing and holding houses. Great work @Jerryll Noorden! I haven't had much luck with mailers but when I put out my bandit signs I get bombarded with calls. You will find most are not motivated at all or see how much their house is "worth" on Zillow and think that is the Gospel. So many people are upside down in their mortgages and there's not a lot you can do for them. All it takes is that one deal and boom, you've got the itch. Good luck to you and happy investing!

@Account Closed Welcome to BP! I work a full time job in Shepherdsville and have started my first flip around Churchill Downs. It's a slow way to do it but I love it and it's somewhat of a safety net as I learn the craft. Beware of the local Craigslist contractors, hopefully you have a recommended list. I do have an excellent electrician if you need one and a roofer to steer clear of. To find your first deal bandit signs work great in Louisville, just don't put them on the same corners that I do! lol Good luck and happy investing!
