Hi @Audra Smith,
My wife and I moved to Portland from Santa Rosa in July of 2020. The prices here when we moved were incredibly cheap when I thought about Sonoma County. They are now at the same price of many Sonoma County homes while wages have not followed the rise in prices. I think prices will drop soon however it is hard to fathom the prices will down to what they were before. My thought would be have you thought about buying near Sonoma State and renting to students? I think there is a new housing development that is across the street from the school. Might be worth house hacking? There are also some homes being built in Santa Rosa that will have an upstairs unit combined with the house. The next question would be would you move to be near your unit in Washington or Oregon? Does your job transfer? Rent is up in the PNW also. So would you lose money by trying to make money. Moving is quite expensive... Just a few of my thoughts.

@Bruce Woodruff we do own a house in California. We are renting in the PNW for me to go to school. Part of the reason I support pets in rentals is because it has been challenging for us to find places that will take pets. I did not use to care until I got married and my wife had a dog. There is either a breed restriction or a weight restriction or both. It is likely that animals do damage houses I agree with you. That is not something I want to have happen. Hopefully the right renters with pets will take care of the place as @Jonathan R McLaughlin mentioned.

I vote for the cat. My wife and I are renters. We have rented in 2 different places in the PNW. Our animals are very important to us. We have a cat and a pitbull. She is better than most dogs we know. That comes with training and socializing which all dogs should have. She is great with kids, great with other dogs and does not bark. We chose places that were animal friendly and were willing to pay a bit more. I think a weight limit or breed restrictions are comical. She is close to 70 lbs. Look at the owners and look at the dog/cat then do some judgement. Young children would probably do more damage than animals. If you have carpet you run the risk of urine on it but some sort of plank or hardwood is easy to clean up. Here is an article about pet ownership in the United States. Zach Smith can you post updates about the property as the timeline progresses. I think this is a great idea (conversion). I live currently in Vancouver, Washington but regularly visit the Oregon Coast. It might be fun to drive by sometime and see the progress. My only other suggestion or question would be any thought to AirBNB/Short Term Rental a few units?

Hi Ki Lee,
I have not had any success with it. However, I have stayed in a place like this a few years ago. I was trying to find the link to the place. It was in Yachats, Oregon. It looks like there are a few options when doing a quick search through AirBNB. I will ask my wife for the link when she gets home. However, I think it is a great option. Each room could have the typical things you would find in a hotel room plus a kitchen. The benefit also is that there is probably a location benefit and that was why the hotel was built in that area. It may also be cheaper because you don't have to staff the front desk as you would in a traditional hotel.
