Post it on Craigslist for free. Give them the location and tell them you don't have the title. Someone who deals in undocumented vehicles will take it off your hands.

@Makenzie Kelly Thank you, that's what I was thinking. After doing the math, it would bring in less than $100 per door if the investor had a mortgage at 75% ARV.

I ended up not pursuing it because the rent would have been at 1.5%, and would have cash flowed at less than $100 per door. It was in an alright part of town, but ultimately there are much better options right now that cost less, require less work and have a better cash flow.

If you can't be honest about what your doing, you probably feel ashamed of it. Do you really want to earn your living that way? Be completely honest with them and if they don't want to work with you, it is better to walk away and lose the deal than to give up your integrity. Besides, they probably don't care, they just want to get their house sold, and if you're giving them what they're asking, you shouldn't be ashamed, you are doing everyone a service and collecting a fee.

Bluehost is less than $5 a month and is well worth it. However if you're looking for simplicity over customization ability, I prefer weebly. It just depends on what you need it to do. Honestly, unless you can pay someone, I'd look into weebly, if you self host wordpress, you will spend most of your time working on the dang website and learning countless skills instead of actually being productive.

I have the opportunity to wholesale a duplex in Indy. Each side will rent for $600. The property taxes will be $1,830, plus sewage and trash. I can get it under contract for $53K (what he currently owes), and would like to assign for $58K, It's ARV is $80,000. One window needs to be replaced. The kitchens could see a little love, the walls on one side have some holes and need to be cleaned, filled and painted. The siding and gutters need to be repaired, and the roof will need to be replaced within 5 years. Both sides are currently rented on a month to month lease.

Any advice you cold offer would be greatly appreciated.

I paid 6 months in advance to my last landlord. We moved without having a job first so we agreed to a 6 month lease that I paid in advance since I passed everywhere else except for having an income. So I "flashed cash" to qualify. She is probably doing the same thing, no one is going to loan their landlord money without a motive.

Today I was out driving for dollars, and as usual, I stopped on the side of the road and took a picture of a house that has been neglected for awhile. As I was putting the address into evernote, I look up and some guy with a rifle emerges and starts walking toward me. Not wanting to participate in a gunfight, I drove off. I suspect he isn't interested in selling.

I found a house that is a recent foreclosure and hasn't been placed on the market yet. It is owned by Veterans Affairs. What is the process of purchasing the house, and how can I get it under contract without it being listed first?

I have rented several places. I expected a refrigerator, and stove/oven and washer/dryer hookups. I didn't want to buy them for one place and it not fit in the next. My last landlord offered a washer and dryer but I already owned a set. My first place had a washer and dryer for an additional $15 a month. It probably depends on the market, but the range, refrigerator and hookups were essential for me to even consider renting the place. Hope that helps from a past tenants pov.
