How would I go about researching mortgage amounts? I am finding a lot of distressed properties, and am getting calls, but the owners usually owe somewhere around my rough ARV estimate. Is there a way to filter that beforehand? The furthest back the county records go for a transaction date is '09, but many people have refinanced since then. Thank you!

Should a tripped GFCI outlet cause the rest of the outlets (non GFCI) on that breaker to lose power?

If you set up a card reader or credit card processing account, you can accept a credit card payment for the cash. You'll end up paying the (a little less than) 3% upfront to the processing company, but then the funds will be transferred into your checking account within a couple of days.

Also, you can try to get a few more credit cards to raise you overall available credit to 175k before you pull the money out. So instead of having your card at 80% on one line of credit, it's at 30% over 3 or 4 lines of credit, even though you are only using the one card. This will help to keep your credit score up, but it may hurt your debt to income ration. Quickly fixed by just paying it off. It will also take a few points off for your hard inquiry.

I can't speak to as whether this is wise or not. Just giving you a couple of hacks to explore.

I don't really know how great the deal could be, but I think there is definite potential. I have her obituary so I think I can track her son down fairly easily.

I am looking up properties for a wholesale deal, and came across a house belong to a lady who died in 2009. Why wouldn't there be a transfer since then? The property taxes are up to date, and the house has been kept up since '09, it's just overgrown.
