The only thing I can think to add here is to consider getting a second or third quote.  If the answer is similar with each contractor - then that should reinforce the decision to spend the money.  I know this wasn't a technically supportive statement, but I hope it helps.

@Steven I would do a significant amount of homework on PG County before you sink any money into that area.

With that said -- consider forgoing cash flow and look to where the metro lines are being developed out towards Reston.  With that said, I agree with @Tarik in that cash flow is unlikely in the area from what I have also seen.

There is a lot of advice in this thread that is better than anything I could pass along so I'll try to add value by saying, we own in Henderson and are interested in continuing to buy in that area. We find the hospitals out there to be a solid source of tenant sourcing and we have a support system that works in the hospitals. Disclaimer is that we have been in Northern VA for 4.5 years. So the market experts are already in this thread.

As for contractors etc - Shoot me a PM and I will get a list of the folks we use.

Are you sure this is the career you want? If you are that uninterested then how are you going to ensure success when timed are tough and you are having a bad sales quarter? 

Why are you getting licensed? What is the purpose of your business?

You may call your insurance company as well as check with your county, then whatever the requirements are consider puttingu a section in the lease for this purpose.

 Jay - did I miscommunicate somehow and give the impression that I was suggesting this was a good idea or that I would do it?

Edit to add: You are jumping to conclusions here - and misunderstanding what I was suggesting. I was referring to financial restraints. Such as when you get VA financing or in some cases FHA financing you are required to live in a property for a year. Must have been my mistake in how I communicated it.
