I know we wrestled with this concundrum in the timber industry.. you can put your timber up on the open market and you will get 5 offers and all of them will be vastly different.

So in essence the Seller is really thinking they are making out simply because they are not paying a commish and are clueless that they just left a bunch of money on the table.

I think that's the debate and issue between us RE brokers and the wholesale community.

Im not sure  who your anger is directed towards the city/county/ or state that offers the homebuying class or tge Realtor who offered to supply you with a home owners insurance company so that you would not have tonworry about looking for that. Realtors do officiate alot of the relationships especially for first time home buyers and because of our experience with past companies we can verify who has meet the most client needs in different situations to see which companies would be a great resource. Many of my clients expect me as a Realtor to know everything which I make it a point to be knowledgeable in all things dealing witb the buying/selling/ maintenance / and insurance categoriesbut I make it a point to tell them to contact the carrier for specific advice because I dont like to give half information that I was not trained and certified in.   Maybe you shojld ask the realtor to explain because I am positive that she does not think she will process your insurance claims but much like my self i let my clients know they can always call me even after we close if they have an issue and many still do even with insurance claims because they want to know who to contact and what to say or how to present their issues because they dont want to do or say the wrong things. They should know who their agent and insurance company is by the time they close because it is apart of their closing docs and if they choose to ignore their information anf not read what they are signing and qhat the title company is going over with them page by page then shame on the buyer.

Does anyone know of reliable not so expensive contracts that can help with rehab in the Houston area with flipping homes?

I have a property that sits on a large lot about 15,000 - 20,000 sq. ft. with a city waterline already on the property that I am about to list in the Midtown/ Downtown area close to 288 in Houston and I want to know if any one knows of any investors that are looking to purchase land in that area.

I know that the area of the land is exactly where they are building tons of $350,000- $600,000 town-homes and they sell fast it is close to the Universities so I will definitely go and speak to the builders already in the area. 

I really want to know if anyone has any ideas are knows of any builders/ investors that would seek interest in this type of property or any marketing ideas.

How do you get a Real Estate Delinquent tax list?

Hello Sam,

 I would love to help your clients that are interested in the buying and selling of properties in the Houston areas. I am also licensed in the entire state of Texas if they have any interest in other cities. I am also working with luxury homes as well so if there are any interest there let me know. Thanks so much for your response, I know that many do look at us as an added expense in certain transactions, but that could be an expense worth the while if the Realtor is out finding great deals and bringing double or triple the business to the investor.  I think the biggest issue is that many Realtors do not like lowering their commission rates in order to get deals done, which I have done on a some of my transactions to get the deal completed or initially when the contract was signed.  I think that we both ultimately can benefit on both sides.
