@Ashley G. So true! I have seen that, as well in Jefferson County. As far as land is concerned, you can sell it for someone else to build a house on, donate it Habitat for Humanity, a church, or another agency(huge tax write off), eventually build a house on it myself(100k in construction could yield a $150k profit if the house sells for $250k...and you only paid a few hundred for the land plus another few hundred for the legal stuff lol), you can put a billboard on the land and rent it out, parking lot depending on the location, the options are truly limitless! Low costs going in, huge profits in the long run!

@Ashley G. Wow! This is really good info! I mostly deal with land, so I haven’t had these issues, but this is so good to know! What counties are you mostly investing in where this happens?

@Patrick Garrett Most of what Bruce said applies to Alabama, so he gave you some great information! The biggest thing to understand in Alabama is that even though you are ENTITLED to possession, having the certificate or deed doesn’t give you automatic possession. That means that you can’t walk on the property and start changing locks and stuff right away. Follow @Denise Evans and read a lot of her old posts. She’s the Alabama expert and very helpful! You should specify what state as each state is different in how tax deeds are handled.

@Tai Bhattad I am still a newbie and haven’t had the opportunity to sell anything. I have purchased 2 lots(1 is a certificate and the other is a deed). The plan(for now) is to follow through the process of gaining full title and sell them at market rate. I realize that this will take a while, though. If I don’t follow through with the full process, I’ll more than likely just sell them to another investor for far less than they are worth, but still more than what I paid and move on to something else!
