@Victoria Knutson, I invest in the Triad area (Winston-Salem, so far). I love the Triangle area though (Raleigh, Durham, Chapel Hill). The price points are higher but the economy is stronger. I grew up in NC and it has so many options for investors.

Welcome @Victoria Knutson! I'm over in Virginia but invest in NC. Love the Portland area, though don't get out there much! Curious how you got into that note investment, I've looked at that for a while but never gone through with it.

We used John Nugent and Sons a few times. They do Carrier products and we had good experiences with them.

Hi @Adrienne Green, we bought a small single-family this summer in the Triad area, outside of Winston-Salem. The choice to go there was a little bit necessity, a little bit analysis, and a little bit personal preference. I'm from the state, so I'm reasonably comfortable with the way things work there, but I'm not from the Triad area and have no existing network so we're having to build up contacts from scratch. Contractors have easily been the hardest part of this. Also, the capital requirements for investing in northern Virginia/DC are much higher and probably exceed what I could bring right now. My preferred strategy now is buy and hold, whereas northern Virginia seems better suited, on average, to flipping (thoughts on that?). Perhaps that's something I might try later but it's not my current strategy. I'd love to have some rentals in this area, but funding it is tough and finding deals that cash flow is tough. I'm not in contracting or construction, so I'm not well positioned to do work myself to make a deal work. Likewise, in NC there are some higher priced markets like Charlotte and Raleigh which look great but the Triad offered a reasonable entry point with (ordinarily) good inventory and a diverse and growing economy. The area seems well positioned to increase jobs and population over time so I'm pretty optimistic.

The property we got was a 3/1 SFR for $78k and needing roughly $19k of renovation. I'm estimating it will cash flow between $250 and $280 per month once rented. Perhaps I'll post the full deal on BP once it's done.

I'm looking for a recommended general contractor in Winston-Salem, NC. The project will involve some foundation work, some HVAC, and expanding finished areas into unfinished space as some of the larger elements.

Murder boards are helpful too, however unplanned. The idea was to BRRRR it, more or less. It worked as a deal with the initial numbers, but I was looking for cost of rehab financing before making the final decision. The tax value on this place is about $80k. Pretty sure for the right price (which, perhaps, is under $50k) it would be viable. The neighborhood is solid, the demand is solid. I'm lowballing the rent estimates slightly. I'm aware of at least two similar deals in the area that worked out. So, admittedly, the initial reaction has caught me by surprise. I'll take it seriously though as I do the analysis.
