Hi Shalabh,
I'm currently working with a client who is overseas, and for a few different reasons wasn't able to use a traditional Fannie Mae lender. Since my traditional lending partner wasn't able to approve them, they recommended using HSBC because of their foreign buyer program. Perhaps d) would not be an issue for a non-Fannie Mae lender? It would be worth finding out. I'll private message you their contact info if you'd like to investigate further. Please let me know how it goes so I can advise future clients!

Hi Alex, I love that you're intersted in vacation rentals. I'm a Real Estate Agent myself, and got into the field in a very similar way to you. We live in Kenmore and did a little experiment with our primary residence, a 4 bedroom renovated farmhouse, when we were on vacation and then for some long weekends. I was surprised to see the demand out here! We were able to accommodate 6 stays between December and June (the stays varied from 3 nights to 7 each), and had to turn away many more. We had a couple of requests for month-long stays and just couldn't accomodate. I actually had to shut down the experiment because we couldn't keep up with the demand! It did, however, give me both the knowledge and experience that I was looking for, and me and my husband are now looking to purchase a vacation rental property ourselves. Brian's advice is exactly what I've done with all my rental properties. Looking at comps on Craigslist, I see a lot of rooms in the $500-$600 range. Granted, I don't know the year, condition or size of the home you will be buying. If you're near the community college, you could play up the proximity. Shoreline's a great place to buy with the future light rail station coming in!
