Thank you both for the insight. This may be a bit out of my reach. I will definitely need to add some additional human capital to my team since this would be my first investment in a project of this size.

Good morning everyone,

I have located a large scale multifamily property (96 units fully occupied). My question is in regards to how the financing of such a large scale project works. The property is priced at just under $3M with an NOI of $285,255 annually. How does one go about securing financing? Is it a typical bank loan or are there other mechanisms available, especially for novice investors? Any insight would be helpful.

Wow!! Thanks for the confirmation, Erica! I wasn't sure but I went ahead and subscribed to the podcast and purchased the audible version of that book. I honestly have no clue where to start so Im glad that Im moving in the right direction!!! I started listening to the book during my lunch walk.

He mentions owner occupied investments; which is what I had intended to do with my townhome but have come to realize that purchasing on a limited budget doesn't leave very much room for upgrades. It's kind of become my own personal property instead of an investment property. Hopefully one day, I'll be able to do what I intended and use it as a rental property in the future.

Greetings everyone,

I am here for education/information on real estate investing. I currently work with the Housing and Community Development Department for the City of Augusta. I have been on the HUD funding side of real estate for over 10 years but I am now at a point where I would like to delve into investing (possibly rentals and flips). I don't have a substantial amount of start-up funds so any advice on how to get that first property would be greatly appreciated. I'm not sure what else to include other than I look forward to learning and growing with the community.
