waste if time, the first course is free, then they sucker you into the next 1 witch is $200-$300, then they try to get 25k out of you for there "mastering course" i told them i couldnt afford it and they had the balls to tell me to go to creditcards.com and call them back when i have the cash or credit. its like a tv show when its just getting to the good part, then goes to commercial and you have to pay for the rest. if you know the basics of investing there is nothing you will learn there.

william, like i said my credit is excellent. i believe 800+ i dont know about all 3 though. i dont show any income but i do have bank statements for the last 5+ years showing deposits of atleast $1000+ a month. im pretty friendly with the bank teller at my local bank just from coming and going over the years, maybe i will talk to her, and atleast she already knows about my history. and i was just actually in there today to make a deposit and noticed a "flyer" i guess you can call it, saying 30 year fixed rate at 3.75% on $100,000 but im guessing that would be with 20% down. anyhow, thanks for all the input everybody, id love to hear more.

wts the reason that they offer such a low down payment ? to help low income families purchase homes ? and is there any rules about owner occupied multi-fams. ?

where would i go for an fha loan, any bank ? specific bank ?

yea thats wt ive heard, my credit is excellent anyway, but dont have much of a down payment. FHA is 3.5% correct ? or does it vary ?

looking to get into investing just not sure where to start. im looking to move to FL. so i figure if i can get a 2 fam and live in 1 side for free. is it easier to get a loan on an owner occupied residence ?
