This is a cold water post! Look around and see how many (non chain) restaurants are in business after 7 years! Very few! Bars and restaurants are a high risk business -- in my opinion. It boils down to price, it must be a great deal! Good luck!
I keep a 3 ring binder for my paid invoices (in date order). At year end, place those invoices in a gallon size zip lock bag. Then label what year it is. I use QBO (Quickbooks On Line). It's a bad As_ learning curve. But you can set up re-accruing payments (mortgages, life insurance, etc.). QBO can be set up to mail invoices. You can set those notices to be also sent to yourself, if you wish. I believe Fresh-books is a name that I'm hearing more frequently too. "Old Fart"

Lots of great points. I would want papers from vet regarding shots, etc. I would require letter from tenants Dr. regarding need for critter as well. I would require liability insurance coverage (AND & AND) be named as additional insured! That pit bull bites someone, you don't want to get bit in the *** (yes -- pun intended -- LOL).

I'm an old fart -- over 60πŸ‘ We could see some slow down, but I personally don't see a big hit on R/E. Maybe in a few super heated markets. The 80's had high interest rates, these past 10 years -- low rates. Low rates drive real estate !!!! I personally believe demand is driving the market (plus low rates). Old farts (like me) want to stay in our houses, so we are not dumping on to the market -- as predicted 15 years ago. We have a GRowing POPulation as well. Some of that growth is coming from overseas! Recession, yes. When, who knows! People need shelter! If we took a nuke, then everything is on the table! "Old Fart"

If you can rehab this place for $3,000 -- $4,000, you are one hell of a rehabber -- LOL. Looks like a $8,000 project to me. Good luck.

First thing -- ask 5 - 7 people (property managers and R/E agents) who is the best, toughest, hard *** attorney. Hire that attorney, turn it over to her or him. I have been in this collection gig for years. They use fear to intimidate --- be like a Cat Dozer, put down the blade, go full throttle!!!! Push their As_ to the curb! They owe you, you owe them NOTHING!!!

The Fed's maintain a data base that banks must check against. When I was wiring money (new customer), they had to verify I was not in the data base. Having the bank getting an attorney involved, seems VERY interesting.

I'm just having my coffee, reading the forms and reading about this Seattle deal. What is this country going to?? I consider myself middle of the road (Indepent). The liberals are going to bankrupt this country! But really, no background checks. I love to ask some of these "do gooder's". My question to these folks pushing this liberal agenda ----- You are ok that your neighbor has criminal background (drugs, attempted murder, attempted rape)?????? I'm have to get to work and pay taxesπŸ€‘πŸ€‘πŸ€‘πŸ€‘πŸ€‘πŸ€‘
