Question Would you use the PVC as an outside cover, and pull the PEX through the PVC? Just curious.

Don't just visit. Tour the area, take a day and drive. A number of great changes to the metro area! Look at Ames as well, both markets very hot (from what I hear from locals in the know). Des Moines is a great Midwest city to live. Welcome back to the Iowa!

Hire a Iowa attorney that knows R/E. Cheap insurance policy, in my opinion.

If you go Section 8, I would strongly suggest quarterly inspections. The wear and tear is generally more with Section 8. One of my Section 8 tenants, has carpet runners in the heavy traffic areas. She acts like it's her house. Super clean home. So not all Section 8 tenants are rough on properties.

QBO (Quickbooks on Line), decided their program was too cheap (my words). It's a good program, compared to desktop for rentals. They have increased their annual fee --- big time (by 50%)!

The market maybe cooling a tad on the Midwest, but still strong. If rates move up, then hold on baby! Old enough to remember, October 1979!
