Anyone have more insight into Biden wanting to get rid of the 1031, and how realistic that would actually be?  Seems like it would be an uphill battle to actually get rid of that?

I think all the markets you listed are not cash flow areas, only appreciation locations.  While they would be very good for appreciation, I think it would be difficult to obtain positive cash flow.  Not too mention it would take a ton of money to get into one rental property, and the local legislation & taxes are not at all favorable of landlords.  Just my opinion.  That is why I do not invest in those areas.  There are better markets that both cash flow & have strong appreciation!

With a refi you always reset the loan clock & cash in on equity, which is not a bad thing as long as you put the equity back to good use.  Keep in mind the amortization scale starts over as well so the interest is front loaded again.

Are they an investor, and if so for how long, and how many properties do they own.  If they are not, move on to the next.

You can still file evictions during this time if you do it appropriately.  If the tenant is not taking care of the property or causing damages, then you still easily have grounds to evict them.

This post seems a little fishy to me...are you sure you don't get paid for promoting Martel?  I see this is your first post on BP ever, but all of the sudden you are very active on this thread promoting one turnkey provider.  Just seems strange to me.  Turnkey is a large space out there.  Have you talked to any other providers?  How many properties have you actually closed with them, and how long have you owned them?  If you are saying they are the BEST, it would be good to know what your baseline for comparison is.  You seem new to the turnkey space as you stated you just found out about them, so how do you know they are better than anyone else out there?  It appears you have not closed your first deal yet, so really we need to see where you are at 6 to 12 months down the road to see if this is a win or not.  Anyone can dish out funds to purchase a turnkey.  Not trying to downplay your success, but I have high skepticism when I see such a strong promotion for a single company from someone who has never been active on this site before.  Seems like a shameless plug by or for Martel...

@NIcholas Hamel Lowest I've seen on purchase is 3.5% with 20% down, no points, $500 lender fees with Stifel.  I think refi is higher however.

@Nelson Sbravatti I would recommend Lance Lowenstein for all rental & RE related topics.  He is very reasonable in his fees as well.
