What is a good formula to follow when buying a rental property? 

Let's say in a market where the average property price is around 150-250k? 

Would the 70% rule work in this market?

Building a customer base with no experience will be tough and you could ruin your rep experimenting on people's properties.

Decide if you want to manage houses, multifamily, commercial, etc. first.

Commercial will give you normal business hours and most weekends off. Residential your life will likely be  slave to tenants and issues at crazy hours.

Anyone have stories on how they got their proper management business off the ground ?

 Yea I can use the tax assessment pages fairly easily. Its a bit tougher to find stuff through the registry of deeds office page. 

Is there any difference between the two?

 Woah, I never mentioned anything about sharing people's information. Im referring to blank professional looking contracts that I've written out myself. It enables a landlord to screen a tenant and make the best evaluation using their information.
