I am currently am enlisted. I am working with NFCU on the purchase of the second home. However, the local VA limit is 417k and the combination of the two loans will bring me over the limit. I need to refi that first house in some way or bring in another a party to help me in some way. I am unsure of another way?

Hello, 

Looking for some advice/help on what to do with my current situation. 

I currently have a VA loan in Texas for a now rental property. I owe 126k on a estimated 144k dollar house. I need to restore my VA benefits ASAP.

The mortgage is 941 a month, and I have a tenant that pays 1250 monthly and is under contract until April, and should be able to up the rent to 1300. 

I am unsure what to do. It looks like a conventional refi will not work due to not having enough capital to put down, or enough equity to do. What else can I do? Can I bring in an investor to help with the refi? please advise!!

Thank you for the words of encouragement! I am attempting to look for a brokerage now, I feel as if a smaller name brokerage may be a good place to start versus a KW or REMAX, do you have an opinion on that?

Hello All, 

I have been dabbling my feet within the investing community for about a year now. I own one out of state rental, and am building capital to begin furthering my investments within the bay area. I currently work a 9-5 as a Job Recruiter, and am contemplating obtaining my RE License to work Part-Time to transition out of my current field and move into RE full time. I am currently under contract and can not leave to work full time (unfortunately). 

I am searching for a brokerage in the Concord, Pleasant Hill, Martinez area that is part-time/ investor friendly that would be able to take someone like me on. From my understandings some people have a negative image of a part-time Realtor, so  I thought I would ask around and see if anyone had something in mind.

Well, I have certainly let fear/analysis paralysis get the best of me, and need some guidance. 

I just moved up to the SF Bay area, and have been teetering back and forth about getting to a meeting. I have a hard time deciding on when to do it, am I knowledgeable enough to "be in the trench" with these seasoned investors? I am young and have small pockets (haha) and can not offer much of anything besides a rookie opinion to any seasoned person. So I have found that it is easier to make an excuse as to why I can not make it to a meeting. 

I think that getting to know some local people to the East Bay area would certainly help me get started, but I feel that I am unsure how seek mentorship without being a burden, or a typical "newbie". I do have one rental under my belt, so I suppose I am not a complete newb. 

How did everyone first make to plunge to meeting local investors and what did you do to learn from them, without attempting to ask for help?

The best you can do with the ca is buy a 2-4unit and house hack your way to flipping. Read some of Brandon turners blogs on house hacking.

If you were to PCS you can totally rent out your home/unit even if you have a VA loan. I currently have 2 VA loans, one being on my rental property in El Paso, TX. I purchased in December of 2013 and received orders for Recruiting duty up here in the Bay Area. I rented the El Paso home out, and used my VA benefits to purchase another SFH up here.
