Thank you for sharing your inspiring story! It keeps the adrenaline flowing, and helps to know that people can start here in the Bay Area and still be extremely successful.
I am extremely thankful for the members here on BP, especially those from The Bay Area. Although I have yet to have the chance to meet you due to my current obligations. I am nearing the end of my travels and will be in Antioch in about 3 weeks and will be working mainly in the Pleasant Hill area. I look forward to meeting you all, and becoming involved in the wonderful community you have built!
Short Term Goal for 2015: Purchase first multi-unit investment (My only "investment" thus far was my residence that accidentally turned into a rental)
Long Term Goal: Create 75k in cashflow by January 2018 so that I can leave the United States Army and spend more time with family.
Just hearing from people like you has been very inspirational, and has helped in more ways than I think you all can even imagine. Thank you and congrats on your success thus far, and may the new year bring you more amazing opportunities.

Welcome to BP! I am sure you will find that this is certainly a wealth of knowledge jammed into one small tight knit community. You will find that we have a pretty strong presence of Bay Area people located here on BP. I have only been active here for about 2 months, but have loved every minute of it. Small world! My family and I just purchased a home in Antioch. We will be moving there in December. Have you started attending any local meetings yet? Hopefully when I get up there (I am currently in South Carolina) we can meet at a local meeting.

@Paul Lewis Nice to meet you! It seems that we have quite a strong network up here in the Bay Area. Hopefully whenever I get settled in I can get out to some of these events and hopefully meet you!
You present a viable option with the out of state investments. I currently own a rental in El Paso, Texas and I am not going to lie, it has been a tad stressful. It was my primary residence and I had to do something on a whim when I came down on a transfer. It was a pain to get going, but things have been smooth since. I am probably going to sell that in a year or so and find something a little closer. I do however want to continue to invest out of state as it is easier for me with prices of houses around here being so high (right now). I look forward to reading about your experience! Hope to catch you around.

Hey All,
My wife and I are thinking of purchasing a home in California, the house is priced relatively well with comps and we like it very much. However, there are currently tenants in place and I am unsure how to proceed with this deal, and any contracts or suggestions to the seller when making this offer. Looking for some advice on how to approach this situation. Here are some numbers/dates.
Date submitting offer: October 21
Proposed Closing: November 19
Tenant Lease Expires: January 31st
Asking Price: 410k 2060 sqft 3bed 3 bath
Closest Comp in area: 425k 2239 sqft 3bed 2.5bath
Acg Sqft price in area is $191
The comp was sold with real estate agents on both ends. The proposed property is listed FSBO and does not want to pay for Buyer's agent.
How can I approach the tenant issue, and can I use this as leverage on the price? I would like to take possession of the residence NLT Feb 1st.
