Post: Finding A Note Buyer

Hello All,

I have successfully found a buyer for my owner financed home in El Paso, Texas. This was a great way to move the property quickly. However, I am considering selling the note as soon as we close, there is a very small gap between what I owe, and what I hold on the note. Therefor, I believe it would be in my best interest to sell the note. Where should I look to find someone to purchase this note from me?

@Dmitriy Fomichenko Thank you for the welcoming!

@J. Martin We are pretty set on south san jose, or morgan hill. I think what is restricting us is our price range. Look at around 550k. We are slowly realizing that doesn't get us very much here. The MLS offers us very few options. If I could get some heads up on an upcoming property or maybe something that someone is looking to move around that price range I would appreciate that greatly. My place of work is over on Almaden Expressway and Blossom hill road, would the commute from MH be horrid?

@Johnson H. and all others that have graciously invited me to meetups, I am still a "transient" haha and am currently staying at the inlaws while we are attempting to find a house here in the Bay area. We are looking into Morgan Hill specifically. If anyone would like to help, we would love some assistance. We are working with a Realtor, however, you guys know this place best IMO.

@Brandon Turner Thanks for the welcome, your encouraging recommendations on the pod cast pushed my hand to become one of the 40k listeners to start picking brains here!  Taking a right on financial freedom drive lol, the beginning of this road needs to be repaved as it has already proven to be bumpy!

@Account Closed Excellent read, I was surprised at the differences between the cities. Notice the trend of California locations haha

@Joshua Dorkin

 Thank you for this wonderful networking opportunity and plethora of investing information you provide here, and on your podcasts! I wanted to ensure I would be using the site before going "pro". I will be doing so here shortly.

@Account Closed Thank you for that tip, doing that now!

I hope this post was not perceived as me attempting to be nontransparent or shady by any means, just a thought that came to mind. Thank you for your help.

@Fran G

I just joined here as well. Like you, I am a novice and it already seems that this is the right place to start. I am just trying to get a feel of where to go and how to meet people that are willing to reach me in turn for some work! Take a peak at the podcasts, I've found them very useful in the daily bay area traffic crisis haha. Hope to meet you at a local event soon!

I was more specifically talking about clients, maybe possibly seeing profits made on a house or something of that nature, and this possibly creating question? Just purely asking, I am very transparent but it was just a thought that came to mind. I obviously have no issue sharing deals with other investors as that is why I am here to seek advice and learn from everyone!

I am unsure of the licensed mortgage originator. The way it was explained to me through the attorney was that under 3 transactions of this nature a year does not require a loan originator.

Yes, we would be wrapping a 124k note with a 125k note. Is this uncommon? It was explained as a mirror wrap to me.
