HE is using an old "Southeast REIT formula" made successful by Sam Zell. There was a time, when a small park was priced at $30,000 per full lot and $10,000 per empty lot (Larger/newer parks got $40,000 per full lot). Using the numbers, that would be $330,000 for full lots and $150,000 for empty, so he sees it as giving you a $5,000 break!.

That being said... Way overpriced based on the new market.

Find a local dealer or home mover who works with used manufactured homes and see if you can cut a deal with them.  Generally, they are happy to make money helping sell a home that they do not have to take ownership of.  They also have access to money lenders and creative resources for financing used homes.

I found my best experience using NADA guide for Mobile Homes (Manufactured Homes).  I used to order the book (and software) versus the "1 off" online report option.  If I remember, the book came in quarterly.

BTW, anyone need a little grey doohicky for an old thing-ama-bob? me neither, but I probably bought 4 at the auction recently... and I saved a TON buying in bulk (its a sickness, I tell ya)

No treasures... but when I managed a mobile home park in Venice Fl, we had an owner abandon his home... so after 6 months, we finally got possession and when I entered to check the place out, the first thing I found was... the previous owner in bed, where he had died 6 months earlier (long story, but due to past issues we were not able to enter his home without permission out of fear he would sue us...again)! 

That was not a smell you EVER get out of your nostrils.

Typically, you are actually locked into a 1 year, auto-renewing 99 year lease.  This is especially true with the local "big boys" like ELS, HTA and Carefree.

I think you all may be missing the point... Was the photo taken by the person who posted it on Facebook or did they pull the photo off of Zillow, Trulia, MLS ,etc and use it? The photo is the property of the agent and cannot be used without written consent, in most states.

Still think it is crazy to complain about too many leads, but that is a whole different story!

@Dawn McNary - Have you checked with the Modular Home Sales Center in Colchester?  It has been there for years and seems to do a good business.  I have not done business with them myself but was reminded of them when I was at my home on Lake Hayward this summer.
