@Erik Allahverdian where did you buy the list from and which company did you use for skiptracing? Tax delinquent lists are mostly found on the county website for free. I use BatchSkipTracing for skiptracing my list and the data are 90% accurate. 

Anyways, it's normal that people will hang up on you. I would keep on calling the ones who didn't pick up my call and keep calling them every day unless they ask me to remove them from my list. You could also send them a direct mail to see if you get a good response.

Probate, pre-foreclosure and tax-delinquent all are equally motivated list. To see which one performs better, make around 300 calls to each of this list and find out yourself which one is getting you more response and stick to that. If you have a good budget, try sending them a direct mail and compare the response rate between cold calling and direct mail.

@Casey Dimascio I don't think there's an easy way to reach the people you mentioned except for divorce attorneys. For finding divorcee attorney in your area search with "divorce attorney <your area>" and call those numbers and see if you can make a deal with them.

I would suggest you purchase a list from Listsource instead. You can filter with zip codes, property types and the leads are not that expensive.

@Armani Emon one of the many mistakes wholesalers does is not researching local markets. This should be the first thing you should focus on. Secondly, try to work on your brand value. Let your friends and families know what you're doing. Word of mouth can sometimes bring you deals. Thirdly, work on a buyers list. Not much important but you don't want to waste much time finding a buyer. Having 5-10 on your list can be a good start. Finally and most importantly attend real estate networking events in your area and start networking with these people. Hope this helps.

@Ben Feder I have always been a fan of Listsource. They are affordable and the data are very accurate. You can take a look at their site and they have options through which you can filter equity %, household ages, last market sale date, etc. I have tested a lot of their filters and found the optimum criteria for my direct mail. The response rate is also impressive. Check the criteria below.

If you're looking for a free list, you can go with the tax delinquent list which is available on the county website. Now, I don't recommend them since most of the investors have already started marketing to them but however, if you can mail those records 5-6 times, you have a pretty good chance of getting a deal or two.

@John Sirianni there are multiple ways to find off-market deals. You could drive for dollars which is a bit time consuming or door knock which requires a lot of patience. I personally recommend buying a list from reputable sites like Listsource and marketing to them. You could either send a direct mail or skip trace their contact number and do cold calling. Whichever you feel you're good at.
