Have you also considered right over the line in South Carolina? Lower taxes, I believe and some good deals to be had. (so I've heard) I'm in the Raleigh area. check out your local REIA in Charlotte-there are 2. You should be able to connect with some wholesalers in that area which can help you.

Any funds that have to do with that self directed IRA have to go back into the IRA account. There are some great guidelines from Entrust. Look them up-I work with Mindy and she's been a great resource. Very professional organization. First step is to set up your account, then you can set up the LLC with the IRA as the controller of that account. Then you can disburse funds into the account from your IRA. You will also need to open a bank account in the name of that entity. Just be sure to open the account first so all goes seamless from there. Good luck!

Have you attended your local REIA (Real Estate Investor's Association)? I attend several TREIA's in this area of Raleigh/Durham and they offer lots of education and networking meetings all over the Triangle. Great place to meet other investors, find money sources and get some tips and tricks along the way to help you out.

Lack of inventory and so much competition for every property that hits the market here in the RTP (Research Triangle-Raleigh/Durham, NC). I don't want to overpay and/or over improve so I guess it's a few things but I'm working to overcome them as I do my research.

I have been a licensed agent for 10 yrs and I'm starting as a newbie investor too. Having your license can help you with gaining access to properties, seeing what hits the market first, learning the pricing history and getting access to property disclosures. It doesn't hurt to get a commission check when you buy and sell investment properties. Good luck!

Many lenders will allow a quit claim deed to be recorded but please check with your current lender. It was easier to obtain the mortgages in your personal name but it can get sticky when some lenders will not cooperate. Good luck!

100% yes! You should never leave your client alone in the seller's home with the home inspector. You are responsible for ensuring that everything is put back in place, doors and windows locked and lights off.
