Does anyone use a goal tracking app on their phone?  I am looking for something where I can put in daily, weekly, monthly, annual goals.  I have used a Fitbit for 2 years now and it has worked fabulously for motivating me to exercise more.  I would like to do the same with implementing some real estate goals, putting the "one thing" strategy to the test.

I personally continue to conservatively leverage all of my properties for a maximum cash on cash return.  By conservative, I mean a minimum of 25% equity in each property.  However, I do manage a lot of properties in Seattle for foreign investors using all cash and have asked them this very same question.  Their response to me has been that they are satisfied with a very low cash on cash return because it is better than they can get locally and because they consider a city like Seattle to be a safe place to invest as far as the government not seizing land, and because appreciation rates have been historically very good.

Good luck investing @Brendon Lindsey I have over 100 rentals that I personally own in Yakima, so I do highly recommend using the BRRR strategy there. It's worked out well for me.

I went last year and all 3 days were fantastic.  This is definitely an event all Bigger Pockets members should attend.  It is worth traveling to and staying overnight nearby.  Bring your laptop so that you can work remotely while you're out of the office.

It's events like these that make a huge difference in getting ahead.
