I am looking for cloud-based software to manage about 18 units. I used the trial version of TrueRent and was going to stick with it, but they are not returning my emails with a question, so not sure about using them if customer service is lousy. Anyone have a good, relatively inexpensive alternative they recommend?

Thanks for the ideas.  I actually have a gallon bottle of that LA Awesome cleaner that I used for carpet a long time ago and had forgotten about it! :) I will update with whether it works!

Okay, bought a property today which included this little painted brick house on the back of the property. It is currently rented as a SFH with a long-term tenant. Just thinking ahead to when this property becomes vacant and trying to make it into something a little more attractive. I know there isn't much to work with, but wondered if anyone has any creative ideas. Is there any hope? LOL The far right side that I don't have a picture of, is covered with English Ivy, which our insurance company said needs to come off right away. I guess this building used to be a bank way back in the day, so is almost a historical building in our little town. Thanks for taking time to read this, and I would love some input. Thanks!

When I run numbers in that situation, I look at whether it cash flows using the hypothetical amortized payment of the full purchase price. Any property can look like a good buy if you put down a large down payment. I want to see if it works financing it all. If it does, then when you do the down payment from the re-fi, it will just cash flow even that much better. We just did this with one of our SFH's to put down payment on a 4 unit apartment bldg. No idea what the stain is.  No inconspicuous areas in the room, and no extra carpet in a closet, etc.

We have a duplex we are rehabbing. Living room has an offwhite berber carpet that is in like new condition and looks very nice with the exception of 2 places where there are stains. One is a large circle. Professional cleaning dulled it, but it is still the first thing you notice when you walk into the room. So I got this crazy idea and wondered what, if anything, some bleach would do to it.  Any ideas? The room is large and I hate to tear the carpet all out but these 2 spots really bother me. One is about 2 feet in diameter  Just wondered if anyone else has tried this remedy and what results you got. Thanks!
