Unless this is a turnkey or ground-up construction, this is not a good deal. Vacancies, CapEx, repair cost are too low. one eviction and you're done for. The only way you get that interest rate and low down payment is with government loan programs, which means you have to live there. Are you gonna pay yourself rent or will 3 units pull in $4600 apart from the owner-occupied portion?

In the City of Fort Pierce, we have many properties you can get better cash flow and we are on the beach

@Eldin Kalic take a look at the opportunity zones and you should be able to find an area on the verge of an inflection point. I work out of fort pierce and would love to speak about what I see happening in our city.

FYI, there are lots of 1%-1.5% turnkey properties in eastern Florida. Vero Beach, Fort Pierce and Port Saint Lucie. If you arent going to live in the house these areas may suit your needs.
